Land availability

The HEY LEP region covers an area of 247,900 hectares (957 square miles) and has a population of 602,327 inhabitants.

The economy of the area is shaped in many ways by its geography. The region contains the north bank of the Humber Estuary encompassing the city of Hull and the Port of Goole, each with their associated major transport, industrial and employment land assets.

This M62/ A63 corridor has been the primary location for economic growth in the region over the past 20 years. The area also features diverse rural and coastal conurbations providing opportunity for agricultural, creative and tourism businesses.

A strategic approach by the Humber ensures that industrially allocated land near the estuary has already been environmentally compensated for by creating strategic mitigation sites, smoothing the way for local development.

This is further complemented by a unique approach to handling major planning applications. The ‘Single Conversation Group’ which represents a UK first brings major consultees together to jointly discuss major projects before they enter the formal planning process often resulting in accelerated permissions.

Average land and premises costs

Commercial property represents extremely good value in the Humber. Colliers commercial agents data (Jan 2022) indicates that average rentals for large industrial facilities (100,000sqft +) are circa £5.95 per sqft for prime sites and up to £6 per sqft for smaller buildings from 10,000sqft to 30,000sqft.

Land values again represent excellent value at circa £350,000 per acre, or less depending on the site. This compares very favourably with the southern port areas of the UK, with land values ranging from £1,750,000 in Southampton to £2,500,000 in West Thurrock.
